What is a subsidized mortgage?

A subsidized mortgage payment is when a lender allows you to make partial mortgage payments, adding the other portion of the payments on top of the mortgage.

For example, if you were to borrow $250,000.00 and the payments added up to $12,000.00 for the year or $1000.00 per month, some lenders would allow you to make payments of $500.00 per month ($6,000.00 for the year) and add the balance onto the mortgage. This might sound odd but if you have been put in a situation with limited income, it will allow you to still make some payments that are more affordable until your income increases.

This scenario would look something like:

Prepaid Amount
$ 0
Total Mortgage

Subsidized Mortgages

Subsidized mortgage payments can be arranged on a 1st mortgage or a 2nd mortgage and can be a terrific option if you have found yourself cash strapped or in need of immediate financial help. These types of mortgages are often appealing to clients who have suffered an injury and are receiving a limited income or by people who have had their hours at work reduced and can no longer afford to service a full payment.

In some instances, we can even arrange fully prepaid mortgages, for clients who have no income coming in and are waiting to go back to work or for a settlement of some kind from an insurer or employer. Many borrowers often consider this option when they plan to renovate and sell their home and don’t want the added pressure of an additional payment while they are waiting on their home to sell.

While neither scenario is designed to be a long-term plan, a subsidized mortgage payment can extend people the luxury to stay in a home that they otherwise wouldn’t likely be able to afford while helping them leverage cash to meet their short-term obligations.
